Tenant portal for property managers in Switzerland
A tenant portal can bring defect reports, photos, responsibilities and feedback together for Swiss property managers. eluma.ch works with you to assess whether immo.eluma.ch covers your workflow or needs a custom extension. We start with one specific reporting and repair process.
Discuss my project ↗When this solution fits
- When defect reports currently arrive in several places at once.
- When repairs are poorly documented or difficult to track.
- When tenants, management, and contractors keep asking about the same status.
What usually gets built
- A tenant portal with reporting, photo upload, and status tracking
- Central ticket and repair history per apartment or property
- Clear handoff to contractors with responsibilities and feedback loops
- A communication flow that supports email while improving operational clarity
Product access, costs and introduction
- immo.eluma.ch is an existing application requiring an account. Pricing and setup are arranged with the responsible property manager. Custom extensions are quoted separately.
- Planning starts with roles, properties, the current reporting process and required integrations. Data migration and external interfaces are assessed before a commitment.
- The first introduction covers an agreed workflow. Scope, testing with sample data, approvals and timing are defined before work starts.
- Accounting, rent collection and replacing your entire management system are not automatically included. Hosting, backups and ongoing support are agreed explicitly.
How the first workflow is introduced
- 01
We start with the most frequent requests and the handoffs that currently waste the most time.
- 02
Then we prioritize only the functions that immediately reduce workload for management, tenants, and contractors.
- 03
Only once that core is stable do we add more capabilities.

A fit if too many small requests create too much administrative work.
Together, we can review your current defect-report and contractor workflow and define a useful first build step.
Discuss projectFrequently asked questions
Is this a portal or already a full management system?
It usually starts as a clearly scoped portal for reporting, status, and coordination. Broader management functions can be added later, but they do not need to be part of phase one.
Can it adapt to existing workflows?
We first assess what the existing product covers. Any changes, data migration and integrations are assessed and agreed separately before implementation.
